Who wants to give bad news? It is almost as awful as receiving bad news? Still, it seemed that was all I had to give the other day. Ever question I answered, every call I made seemed to carry information no one wanted to hear.
I had to tell someone they didn't qualify for the tax credit because they purchased two months before the new rules went into effect. According to the IRS, if you are an existing homeowner, you have to purchase your house AFTER November 6th to qualify. Bad news. Someone else wanted to sell and sell quick. Unfortunately, they were upside down in the value of their house and would have to bring money to the table when they sell. Bad news. Another couple that I have been working with to establish credit is still not showing a credit rating. Apparently, it is better to have bad credit than none at all. Bad news.
By the end of the day I felt awful. Right now this is an industry that is struggling to find good news. Most everyone I talk to wants to know "how's the market" and while it is improving, it is still not where we would like it to be. So what do we do? Not lose hope. My first caller did not get the tax credit but hundreds of people are and my caller did get a great house that they are happy with. My next caller will not get to sell their house at the price hoped for or as quickly as they would like, but they have some options and that is always a good thing. My last call that day was to discuss options regarding the credit process. Fortunately, they have cash. Remember when people spent cash for a house? I got a lecture about that.
This made me think about the half full versus half empty scenario. What is our perspective? Right now, on one hand things seem bleak. Unemployment is high, government bailouts seem the norm, and property values are still not where we wish they were. But there is still hope if we choose to recognize it. Take New Orleans for example. In one word Katrina. Did you notice them last Sunday? A city rebuilding after incredible devastation. Our economy is not down for the count. Our housing market is not washed up. Our options are only as limited as we choose to believe they are. If you don’t believe me, ask the New Orleans Saints who after 43 years just won their first Super Bowl in the history of the franchise!
